Homeowners in Southern California, Arizona, and Nevada will experience what is called Foundation settlement, which means an area of your home is sinking.

Before talking about the cost, you need to see if you’re noticing any signs and symptoms of needing foundation repair for your home.

You need to look for:

  • Drywall cracks
  • Stucco cracks
  • Concrete slab cracks
  • Ceiling cracks
  • Tile cracks
  • Chimney cracks
  • Leaning chimney
  • Sloping floors
  • Doors and windows are hard to open and close
  • Water leaks

Finding one of these signs and symptoms in your home doesn’t mean you have foundation issues. It may be an isolated problem in your home. Finding more than one of these signs means there is a higher chance of you experiencing foundation settlement problems.

Permitting tends to take a longer time in San Diego

Permitting does tend to take a while, specifically in the city of San Diego. The county isn’t always bad, but can still take a long time.

In most counties, it can take under a month. We average 4-16 weeks depending on the county, but counties in Southern California can be expedient with their permitting process. The city of San Diego can take a few months. The county is faster compared to the city.

Either way, San Diego County and City are usually faster than Los Angeles and Los Angeles County.

Thankfully, the permitting process taking a long time doesn’t affect your cost.

The only time your price may be affected is if your foundation settlement worsens over an expanded period. Thankfully, this doesn’t happen often. Dalinghaus Construction tries to avoid Change Orders as much as possible.

Change Orders don’t benefit anyone. We strive to make things as smooth for you as possible.

Types of foundations we deal with in San Diego

The ratios we experience in San Diego County tend to be 60:40, with raised being the majority and slab-on-grade being the minority.

We’ve also seen many homes that have both types of foundations. Many houses in San Diego County were constructed before the 70s with raised foundations since they were cheaper to build back in the day. With the price of concrete significantly decreasing, many additions to homes are slab-on-grade due to how cheap they were to construct – and still are.
