Signs of foundation, crawlspace, retaining wall, and seawall issues in Hermosa Beach, CA

If you see more than one of these signs, reach out to a licensed and qualified foundation repair contractor to inspect your property. One sign is probably unrelated to your foundation.

You know you have crawlspace issues when you can feel and see your floor sagging. This is due to either 1) the wood-like girder beams deteriorating or 2) your posts and pads failing to hold up your floors properly.

Retaining wall issues make themselves present when you see bowing, buckling, leaning, and cracking (depending on the severity of the damage). Retaining walls fail mainly when moisture builds up and adds hydrostatic pressure plus the lateral movement of the soil.

Seawalls fail very similarly to retaining walls when it begins to bow, buckle, lean, and crack. Because you’re dealing with the ocean, you’ll see signs of concrete spalling and rust stains from the oxidized rebar.

There is plenty of loamy soil in Hermosa Beach, CA, which is moderately susceptible to soil erosion. This causes your property to experience foundation settlement, meaning an area of your home or business is slowly sinking into the ground and causing damage. Some soil is also prone to expansion or shrinkage based on the amount of moisture present, which causes problems.

If you’re experiencing any of these signs for these issues, you’ll want to contact a trusted professional with the experience to deal with foundations, crawlspaces, retaining walls, or seawalls in the Hermosa Beach, CA, area. Dalinghaus Construction can help you with these issues and provide solutions to best fit your needs.

How does the foundation repair process work in Hermosa Beach, CA?

The first part will be your scheduled 60-90 minute foundation inspection with one of our Project Design Specialists. Your specialist will go to your property to look around for any signs of issues with your foundation, crawlspace, retaining wall, or seawall. They will also create a scaled home diagram with floor elevation measurements to find the area affected by issues so they can create a solution best suited to your needs.

Foundation inspections are free unless the property being inspected is on the market. Real estate inspections are $1,000, which will be credited toward your repair.

On either the day of or after your foundation inspection, you’ll receive a repair plan. This includes a full report, a CAD drawing of your property, and the recommended repair plan based on your needs.

If you decide to go ahead with your foundation, crawlspace, retaining wall, or seawall repair, we’ll schedule you for your project. Your repair will finally happen, making the issues you’re experiencing a thing of the past.

Methods used for foundation and crawlspace repair

The two common methods we use for foundation stabilization are galvanized steel Push pier and Helical pier underpinning systems. Both serve the primary purpose of foundation stabilization, though they can provide the bonus of foundation leveling if you decide to go with that method of repair.

They serve the same purpose but have different methods of installation based on the design of each pier.

You’ll use Push piers when the building you own exerts enough weight for them to be hydraulically driven effectively. They’re hydraulically driven into the soil until reaching competent soil or bedrock. Afterward, they’ll be attached to the retrofit brackets bolted onto the foundation.

Then the building you own doesn’t weigh enough for Push piers, Helical piers will be driven into the ground separate from the structure. They have blade-like helices at the base that allow them to be driven using a helical torque motor until reaching competent soil or the recommended torque.

Whether you’re dealing with soil erosion after a good rain or you lifted your slab-on-grade foundation structure, you’ll have a deep injection with Polyurethane foam done to fill voids, densify soil, and can be used to relevel if necessary. Polyurethane is rapidly expansive, cures in 15 minutes, can be as hard as concrete, weighs 3-5 lbs per cubic foot, and is environmentally safe.

Crawlspace repair will happen with a production team shoring up your crawlspace to either 1) replace deteriorated wood that holds your floor up (like girder beams) and/or 2) put in crawlspace jacks in place of posts and pads to hold the floor.

How is retaining wall and seawall repair done?

To relieve hydrostatic pressure from your retaining wall, weep holes will be put in to allow moisture to escape. And to make sure stability is added to your retaining wall, Helical tiebacks will be put in like a helical pier through your wall and driven into the soil until reaching competent soil or the recommended torque. They’re then anchored to your retaining wall.

Helical tiebacks are used to stop lateral movement, meaning they can also be used for your property if it’s on the slope.

Seawalls also need to relieve hydrostatic pressure by putting in weep holes. As for cracks, Carbon Fiber wrapping will be applied over them to strengthen your seawall and prevent water from getting into the gap to oxidize the rebar.
