This is a great company. I have a 1950's house with a basement. Yup. Axle, the Project Manager, Eddie & Dustin put in extra Steel crawl space jacks, some cripple wall bracings, Foundation plates, and installed two French Drains on the sides of the house to the backyard. Last big rain, all the water that dripped from the gutters or came from other houses (cement yards, no dirt) drained to the basement. The drains will fix that. The support pillars are Steel, and added extra support (current ones are wood). The cripple wall bracings and Foundation plates will help stabilize in case of earthquake. This is San Diego, after all. Doing all that work, it took only 2 days! They were very efficient, polite, and worked very hard. They cleaned up when done, and kept the work area neat. There is no way I would have imagined putting in the French drains without at least a small 'Cat' but in one day it was completed with no problem. I now will not worry that the old supports are wood, and aged or the basement will flood. Kudos to three very awesome workers!

During the inspection our Project Specialist took linear measurements of the property along with elevation measurements using a Zipline altimeter. After finding a zero point in the northeast bedroom to be used as a reference, the Project Specialist measured a drop in elevation of over 1.5 inches along the eastern wall of the home. After recording the measurements the Project Specialist dove into the crawl space to find that not only were two of the wooden posts and pads in need of replacement, but the home was not bolted to the foundation. Towards the end of the inspection our Project Specialist created a repair plan and proposal for Alex. The repair plan consisted of installing six push piers along the eastern wall of the home, replacing two posts and pads within the crawl space, and installing UFP plates along the perimeter of the crawl space. In recommending this repair plan, Dalinghaus Construction would attempt to lift the eastern wall of the home back up to its original location along with retrofitting the home seismically. When Alex was ready to move forward with the project, one of our production crews spent four days at the property to prep, install, and clean up the push piers and crawl space repairs. Our team was able to recover almost all of the 1.5 inches of settlement and stabilize the foundation from any further settling.

Our crews went to work by waterproofing the home, using Prime Permeation Grout, which, once injected forms a rock hard water tight mass. The grout is used to stabilize loose soils or sand, stop underground water flow, and seal leaking seawalls or other below grade structures. Our crew also removed the existing walkway on either side of the home and installed new trench drains to extract water away from the home in the event of more rains. Once the new drains were installed the crew then replaced the concrete walkway. The home is now free of water and the future rain will no longer be an issue.

Good morning, I just closed escrow on a condo in San Carlos (92119). After the painters removed the old carpet, a number of cracks in the slab were revealed. They have been filled by either the previous owner or HOA. Not sure, as the cracks were not disclosed. :-( A newer, unfilled crack is near the kitchen. Please let me know if you can come out and give me a quote.

Hello, I'm hoping to get an estimate on how much it would cost to install a french drain in my backyard (approx 150ft). I believe that when it rains, the water from the hill behind me is soaking the dirt and the water is moving towards my house/foundation. Please let me know if this is something you can help me with.
