Can I Remodel Before I Fix My Foundation?

One case, in particular, comes to my mind. We did a foundation inspection for a couple in San Clemente who had just purchased their home. 

Their home was definitely settling…but they were so excited about doing a complete remodel to make the home their own that they wanted to spend their money on that first.

One of the owners, Barbara, called me and asked “What would happen if we remodeled before we did the foundation repair?”

Your home has settled over the years. I looked over the repair plan that your Project Specialist, Joe, provided for you.  After doing the manometer reading, it shows that you are down 1.5 inches on the side of your kitchen and living room.

How do you know that manometer reading was right?

The Manometer has been used since 1911, and is still used today because it’s so precise. The ZipLevel we use is 1000 times more precise than a typical laser that some other companies might be using.

What could happen if we lifted after the remodel?

Imagine that you already installed your new tile flooring, put in your new bay windows, new cabinets, patched and painted your walls as well as your exterior stucco. It’s very possible that when we lift your home as close to level as it once was, that you may experience cracks in your tile, windows and doors as well as in your exterior stucco. I, personally, just did a home remodel and I would definitely not want to do all that work over again!

Do we have to lift the home?

No. We can install the piers and stabilize your home so there’s no further movement.

Is there a price difference between lifting and stabilizing?

No. The price is the same.
