Should my Foundation Repair Company Fix the Cosmetic Issues in my Home?

You’re considering how to make your foundation repair as cost-effective and expedient as possible, on the quest to find solutions that are best suited for you. That may include trying to have your foundation repair contractor also repair cosmetic issues in one big package.

While ambitious, this is something that Dalinghaus Construction doesn’t recommend for you for various reasons. 

Dalinghaus Construction has been in the foundation repair business since 2015 with over 100 years of combined experience. We know our strengths, especially in the realm of foundation repair. We wouldn’t call ourselves a foundation repair company if we weren’t one. We also know our weaknesses, which can be in repairing cosmetic issues. 

Not to say we couldn’t make the fix. However, we know some contractors do higher quality work with repairing cosmetic issues in your home.

Regardless, we want to help you determine if you want your foundation repair company to fix the cosmetic issues in your home or hire someone else. 


What Cosmetic issues do I have?

When you see multiple signs and symptoms of a home in need of foundation repair, you’ll find cosmetic issues correlated with it. While you might notice some signs now, other cosmetic issues may not have reached your brain.


Common signs and symptoms of foundation settlement/heave

  • Drywall cracks
  • Stucco cracks
  • Concrete slab cracks
  • Ceiling cracks
  • Tile cracks
  • Chimney cracks
  • Leaning chimney
  • Sloping floors
  • Doors and windows are hard to open and close
  • Water leaks
    • These types of leaks can often happen under your home and may be less noticeable. 

Will there still be cosmetic issues after my foundation repair?

Stabilizing your home will prevent cosmetic issues from getting worse. They won’t magically get better, but they sure won’t get worse. 

Lifting your home won’t fix the cosmetic issues you have from your failing foundation. Sometimes it will make the cosmetic issues look less appealing than they were before. There are some circumstances where cracks have been filled in post lift, but this is rarely the case.

Think about it. Your house has been settling for years, even decades. When we lift your home, it happens within a matter of hours. The likelihood of fixing those cosmetics issues in a matter of hours is like marathoning the Lord of the Rings Extended Cuts and saying you didn’t like the movies. I’m sure there are those rare times someone says they don’t like them, but those are few and far between. 

If we lift your home, it’s not as though the cracking will be dramatically worse. The cosmetic issues may not be as big, but they will still be there unless they’re tended to. 

Doors and windows may need to be readjusted. They will seem better, which is the goal, but they will still need to be looked at.  

Will foundation repair fix utilities such as gas, electricity, and plumbing? 


Depending on the amount of stress, you’ll want to have someone come out and take a look at everything to make sure nothing was disconnected

What do foundation repair companies specialize in?

The obvious answer is foundation repair

Foundation repair companies might have people on staff that are capable of fixing cosmetic issues, but the quality won’t be as good compared to someone who does it daily.

This is why you’ll want to hire outside of a foundation repair company for other issues in your home.

You wouldn’t want a plumber to fix your electrical work. Could they do it? Maybe. But someone who does it daily will have your job done, quicker, nicer, and cleaner. 

The same goes for any of your cosmetic issues. When you want to hire someone, you always want to know they’re excellent at their craft.

You’ll always have that one person, whether professional or personal, who claims they can do it all, only to come up short in some areas.

Also, if a foundation repair company specializes in that craft, they might not have the supplies for cosmetic repairs. This isn’t always the case, but if the company you hire doesn’t have the supplies, they will have to order more, which can increase your cost. 

People who specialize in their craft will have the tools and materials they need to perform the task you want them to do. You want to make sure you’re getting that excellent quality of work.

When you hire a foundation repair company to do cosmetic repairs, they will usually substitute those repairs with other contractors – assuming they are licensed to do so. This can result in a 20-30% markup.

Who should I hire to repair the cosmetic issues?

This goes back to the quality of work and how quickly they can get the work done.

Again, we need to stress that if a foundation repair company specializes in foundation repair, it’s assumed they will sub out anyway, which increases the overall cost. 


If you hire a specialist, they’re very good at their craft. They can be in and out quicker than you can read Go, Dog, Go! It might be in your best interest to look for a company on your own. 

General Contractors and Handymen

The difference between these two is the amount of work that is needed to be done. The reason these two are placed in the same category is that there isn’t a definitive way to determine what route you should go.

Some general contractors do bad work. Some handymen do bad work. Some general contractors do great work. Some handymen do amazing work.

Look at reviews on third-party websites such as Yelp, Google Reviews, and Angi will be to your benefit.

Note – Always look at third-party reviews. Reviews directly from a company’s website can be misleading, especially when they can determine what reviews to show you. Hint – It’s always the good reviews. 

Third-party review sites have less bias.

You’ll want reviews for anything in your life, so long as the information and sources are reliable. 

How long should you wait to repair the cosmetic issues in your home?

There is a lot of debate about the timeframe you can or should wait. 

In theory, you can make the repairs immediately.  You can wait a couple of days or a week to see if additional cracking happens. 

A general timeframe you’ll hear is about 28 days.

And you’ll want to wait for a small timeframe if your home was lifted. Your home is readjusting and can have more cracking.


We encourage you to do more research.
