Stabilizing A La Jolla Hillside Home With Push Piers

Why did customer contact Dalinghaus Construction?

Rick got in contact with us through Home Advisor. He was seeing signs of signs of foundation trouble inside and out of his beautiful, hillside, ocean view La Jolla home. He had seen cracks in the slab inside one of his bedrooms in the home, as well as cracks outside as well. Rick also stated that his door frame appeared to have settled, and was no longer lining up properly. He wanted us out as soon as possible to do a full foundation inspection of his home.

What solutions did Dalinghaus Construction provide?

Project Consultant, Phil Laney, did the foundation inspection for this home. Phil took elevation readings all through the home. He used a ziplevel altimeter to take the readings in different areas. This showed us that there were several areas covering about half of the home that were sinking. The deepest reading in the back corner of the house was down 3.3 inches! Phil constructed a repair plan that consisted of a total of 16 Push Piers, and 3 areas of removal and replacement of concrete in 3 areas in the garage where we would be placing interior piers. Prior to the work being done, Phil went back out to Rick’s home and delineated all the areas that had pavers that needed to be removed for the installation of the Push Piers, and was even nice enough to disassemble, himself, 4 rows of shelving in the garage to accommodate access height for the ram cylinder for 2 pier locations. This would allow enough clearance for the installation of the Push Piers in the garage.

The Project Manager assigned to this project was Dimitri Pierce. He and his crew got right to work prepping the areas where the holes needed to be excavated for pier placement. One by one the footings of each location was prepped, and the brackets were mounted to the footing. Piers were pushed at 6000psi, and installed to load bearing strata, at an average depth of about 25ft. Once all the piers were installed, each pier was cut and capped, and each pier location was backfilled and tamped down. They replaced the concrete at the 3 pier locations inside of the garage.
