What are the signs of foundation problems in Huntington Beach, CA?

If you find more than one of these signs, you’ll want to contact a professional to schedule an evaluation. A sign on its own likely doesn’t indicate a larger foundation issue. It’s when you see more than one that you need to worry.

While Huntington beach has, well, a beach, some properties reside on slopes. You might see retaining walls start to bow out or lean. Or your home is experiencing lateral movement

Being by the coast, Huntington Beach has sandy, grainier soils compared to cities inland. Even then, the soil will move and cause foundation settlement.

Whether you’re dealing with expansive or grainier soil, your home is still susceptible to foundation settlement. Different circumstances will make it so you may need foundation repair.

Huntington Beach has sandy loam soils susceptible to movement when moisture is present.

Some sandier soil will allow polyurethane deep injection to densify the soil and offer stability to your home or property, especially at a seafront property.

Dalinghaus Construction provides quality foundation repair services in Southern California, keeping your home safe as it sinks into the ground over time.

What does the foundation repair process look like?

Your foundation will first be inspected by one of our Project Design Specialists. During the 60-90 minute inspection, a scaled home diagram and floor elevation measurements are taken to properly evaluate the property.

From there you will receive a repair plan based on what was found, which includes a full report, a CAD drawing of your property, and a repair plan.

Finally, the repair will be done based on the repair plan and permitting.

What are the most common methods for foundation repair ?

There are two common methods when it comes to foundation issues such as settlement. Galvanized steel push piers and helical piers are often used for underpinning the home.

Push piers are hydraulically driven into the soil until they reach bedrock to lift and stabilize sinking foundations.

Helical piers are essentially screwed into the ground due to the helices at the base. They’re screwed into the ground until they reach competent soil. Think of them being put into the ground like you would screw a shelf onto a wall.

For your slab-on-grade foundation home, polyurethane will be injected under your home to strengthen the soil and aid in stabilizing your home. Polyurethane foam is environmentally safe and can be as hard as concrete.

Helical tiebacks will be put into a retaining wall for hillside stabilization, assuming you’re experiencing lateral movement.

How are foundation cracks repaired?

There are multiple ways foundation cracks can be repaired.

Epoxy fills the cracks with a glue-like substance. Think of it like super glue.

Carbon fiber can be used to address foundation cracks by using carbon fiber stitching onto the foundation wall or concrete slab. It’s excellent in preventing further cracking and completely covering up what’s being addressed. Incredibly waterproof, too.

OUR PROCESS

8 reasons for foundation repair in Huntington Beach, CA

One

Cosmetic issues won’t look better over time. You can cover them up all you want, but foundation issues ensure they’ll come back. Foundation repair makes it so those cosmetic fixes stay permanent.

Two

Foundation issues can become more than cosmetic issues. They can eventually become structural if neglected for a long time. You can get your home red-tagged, which makes it considered unlivable

Three

A damaged foundation can eventually affect your day-to-day life. You’ll notice gaps in your windows and doors. You’ll also notice windows and doors will feel stuck, creating a minor workout every time you try to open and close them.

Four

Water is an enemy of concrete. If you see water pooling next to your foundation, you might have drainage issues with your concrete. You want to make sure you can prevent concrete spalling, cracks, and potential rebar blowout.

Concrete is porous due to small capillary tunnels. Water will eventually make it to the rebar inside.

Five

You want to be able to walk through your own home comfortably. The last thing you want is to walk through your home, only to feel as though you’re tripping when your floors are uneven.

Six

You want to keep your home at full value if you intend to sell it. When your home is damaged due to foundation issues, that information legally needs to be disclosed. You can limit yourself to cash buyers, who can negotiate the price of your home by 30%.

Seven

Grainier, sandy soils work well with polyurethane foam injection. You won’t have to worry about strengthening the soil to make it as strong as ever. You can make sure your slab is okay.

Eight

Peace of mind! Living in a home with foundation issues is unsettling (as it’s more than likely settling). Foundation repair will alleviate the amount of worry you have for your home.

Foundation Repair Services In Huntington Beach

Huntington Beach homeowners have been dealing with the downsides of expansive clay soils long before the city was officially incorporated in 1909. Building codes and standards were much different back then, but the soils weren't any different than they are now! With all of the expansive clay and silty loam soil, we have foundation repair crews in Huntington Beach quite often. Here are the most common services we're hired for in the area:

Foundation Lifting & Leveling With Piers

Our team installs push piers or helical piers to competent, load-bearing strata to lift and level homes or commercial structures.

Slope Stabilization With Helical Tie-Backs

Our crews install a helical pier horizontally at ~30° into the slope or hillside and hydraulically drive it to competent soils before securing the tie-back with a plate bracket or encasing it in concrete.

Concrete Lifting & Leveling With Polyurethane

Using a geopolymer polyurethane foam we can permeate and densify soils, while lifting sunken or settled concrete slabs back to where they were originally poured. It's a controlled expansive foam!

Crawlspace Repairs

Homes with a raised foundation are built MUCH different than slab on grade foundations. These crawlspaces sometimes need special attention with all of our seismic activity.
