The challenge
These townhouses sit at the top of a slope in Chino Hills. The structure had settled as much as 7 inches and was also moving sideways toward the hillside.
The signs were plain from the outside: stucco cracks climbing from the corners of windows and door frames. The photographs on this page show the crew breaking out the walkway concrete and digging down to the footing by hand.

The approach
The plan called for 33 vertical helical piers and 10 helical tieback anchors to address the settling and the lateral movement.
The crew excavated at the footing and installed the 33 helical piers around the perimeter of the whole structure, down to competent, load bearing strata. The pier installation took about two weeks.

The result
With the piers in place, the crew lifted the townhouses 6 inches.
