Flooding damages a foundation by changing the soil beneath it: eroding support, softening bearing ground, and loading walls with the weight of saturated earth. Flood recovery understandably starts with the visible, soaked flooring, stained drywall, ruined belongings, but the structural story happens lower down and takes longer to tell. When flood water saturates the ground around and under a home, three things happen to the soil that was holding everything up. Moving water erodes it, carving fine particles out from under footings and slabs and leaving voids where support used to be. Standing water softens it, so soil that carried the home's weight for decades suddenly compresses, and the home settles into it unevenly. And the sheer weight of saturated ground pushes sideways against stem walls and retaining walls far harder than dry soil ever did. In expansive clay country, the flood also feeds a swelling cycle that can heave slabs upward before the shrink phase drops them again. The structural symptoms often lag the flood by weeks or months: new cracks in drywall or stucco, doors that started sticking after the water receded, floors that lean where they never did, a slab crack that appeared across the garage. That lag is exactly why a post flood structural evaluation is worth doing even when the house looks recovered. In Southern California, Arizona, and Nevada, flooding usually arrives as flash events, intense storm bursts onto hard dry ground, and a few hours of moving water can rearrange more supporting soil than years of normal weather.
