What to know about crawl space jacks, and when it's the right call.

A crawl space jack works by putting a permanent, adjustable steel column between a stable footing and a sagging beam. The footing spreads the load across enough soil to prevent the settling that undermined the original pad. The steel column carries the girder load without the rot and crushing that ended the wood post before it. And the threaded adjustment is what makes the lift safe: rather than forcing a deflected beam up in one move, the crew raises it in small increments, watching the structure respond, until the floor above sits as close to level as the framing safely allows. Once at height, the jack is locked and simply holds, transferring the floor load down to the footing indefinitely. Paired with moisture correction, so the conditions that rotted the original posts do not continue, the result is floor support that outlasts the reasons it was needed.
