How it works

What to know about deep foundation systems, and when it's the right call.

Every deep foundation works on the same principle: find soil that can carry the load, and connect the structure to it with something that will not shorten, rot, or wander. The differences are in how each element gets there and how it proves itself. Helical piles rotate into the ground, their screw plates pulling the shaft down through weak material, and installation torque correlates with soil capacity, so every pile arrives with a logged number behind it. Push piers are driven hydraulically using the structure's own weight, and the driving resistance is the proof test. Micro piles, a third type, are drilled and grouted and are specified by engineers where soils or access defeat the other two; our own deep foundation work uses helical piles and push piers. In every case, the element passes through the moisture active zone, the layer where clay swells and shrinks with the seasons, and seats in ground below it, so the surface soil can do whatever it likes without the structure hearing about it. Brackets or caps then tie the foundation to the deep elements, completing the load path from framing to competent strata.

The symptoms that usually lead to deep foundation systems are on the foundation repair problem signs page, alongside the other signs that point to the same underlying cause.

Installation Process

How we install deep foundation systems.

Step 01

Free evaluation with elevation measurements

We measure elevations, assess loads and soil behavior, and confirm the problem genuinely needs a deep system rather than a smaller repair. Deep foundations are the right tool often enough that we never need to oversell them.

Step 02

System design

Element type, count, spacing, and target capacities are engineered from the structure's loads and the soil profile, with helical piles the usual choice and push piers where conditions favor them.

Step 03

Install to verified capacity

Each pile or pier is advanced until its torque or driving resistance records prove it can carry its assigned load. Depth is not the target; verified capacity is.

Step 04

Connect the structure

Brackets, caps, or new footing connections tie the foundation to the deep elements, transferring the load from surface soil to steel standing on competent strata.

Step 05

Verify and document

Installation logs and final elevation checks are reviewed with you, so the record shows what went in, how deep, and what it proved.

Diagnosis First

Which deep foundation element fits your project?

Every deep system does the same job through different tools. The structure, the soil, and the access pick the tool.

Lighter structure or tight access

Homes, additions, porches, small equipment zones

Helical piles do not need the structure's weight to install and work with compact equipment, which makes them the default for lighter buildings and constrained sites, with capacity proven by logged torque.

Foundation underpinning · How it works

New ground for an old footing.

When the soil under a footing cannot carry the house anymore, underpinning gives the footing something better to stand on: steel piers that reach down to soil that does not move.

What happens at your home
01
Expose the footing. Small, targeted digs at each pier location; landscaping is protected.
02
Mount the brackets. Steel brackets lock under the footing to carry the load.
03
Drive the piers. Each pier is pushed or torqued to verified, load-bearing depth.
04
Transfer the weight. The house now stands on deep, stable soil instead of the failed layer.
Pier type (push or helical), depth, and spacing come from the engineered design. Diagram schematic, not to scale.

Don't see your question here? Our team is happy to help. Reach out anytime.

Any foundation element that carries load past the surface soil to deeper bearing strata: helical piles, push piers, drilled micro piles, and the caisson and pile systems of heavy construction. For residential and light commercial work in our region, helical piles do most of the lifting because they install fast, need small equipment, and log their own proof of capacity.
