What is framing repair, and when does your home need it?
Your home's framing is its skeleton: the posts, beams, and girders under the floor that carry the weight of everything above. When part of that skeleton weakens, the house tells you in plain language. Floors sag toward the middle of a room or bounce underfoot. Doors drift out of square. Gaps open between the floor and the baseboards. The usual causes in this region are moisture, which rots wood posts and beams from the ground up, undersized or aging members that were never meant to carry today's loads, and soil movement, because clay soil acts like a sponge, swelling when wet and shrinking when dry, and the supports under the framing ride that movement until something gives.
Dalinghaus Foundation Repair repairs framing at the structural level. Depending on what the evaluation finds, that can mean sagging floor repair with steel jacks that lift girders back toward level in careful increments, replacing failed posts and piers with new supports on proper footings, or replacing a beam or girder that moisture or load has taken past the point of repair, using heavy duty steel jacks at the load points that need it most. Where existing members can be strengthened rather than replaced, we strengthen them, because the honest fix is not always the biggest one. The full set of framing repair methods is listed on its own page, and the symptoms that send people looking for them are on the framing repair problem signs page.
Every project starts with a free evaluation. A specialist gets under the house, documents the condition of every post, beam, and girder in the affected area, measures your floor elevations, and gives you the findings in writing whether or not you hire us. Since brothers Brian and Brad Dalinghaus founded the company in 2011, Dalinghaus has completed more than 2,000 projects across California, Arizona, and Nevada. If your floors are sagging, bouncing, or sloping, schedule your free evaluation and find out exactly which piece of the skeleton needs help.
