Foundation Upheaval: diagnosed and explained.

Foundation upheaval means part of the slab is being pushed upward by swelling soil beneath it, the opposite of settlement. Most foundation problems are about sinking; this one is about rising. The usual culprit is expansive clay that has taken on water, from a plumbing leak under the slab, poor drainage parking roof runoff against the foundation, or over irrigation along one side of the house. Clay can exert enormous pressure as it swells, easily enough to lift a concrete slab and the walls sitting on it. From inside the house, upheaval looks confusingly like settlement: cracked floors, doors that stop latching, drywall cracks. The tell is in the elevations. A heaved home is high in the middle or high along one wet zone, rather than low at a sinking corner, and the damage often follows plumbing lines or the wettest side of the yard. Cracks in a heaved slab also tend to bulge upward rather than drop. Getting this diagnosis right matters more than almost anywhere else in foundation work, because the treatments for settlement and upheaval are different, and lifting a heaved area with piers would make it worse.
